Planning news in and around Radstock : Praise for Curo and sad news about this pub

Planning news in and around Radstock this week, and the Town Council looked at many of the main planning applications including details on the next stage of the rebuilding of the now demolished Walnut Buildings.

But first on the planning agenda - an application for Clandown Stores, also now closed, something councillors called " Another blow for Radstock commercially."

The owners of the stores have put in an application to return the stores part of the building back to residential use, finding it impossible to make the shop a viable enterprise. Councillors were told that the owners had tried to sell the property as a going concern, but that only one of the 200 people that made enquiries about the sale came to visit and then said they would not be able to make it pay either.

Cllr Adrian Dodgson, who lives opposite the stores, shared the council's sadness at the end of the stores but added : " I sympathise with their plight. They have explored all kinds of ways to keep going, they even approached the pub next door to see if they might be able to make it a community owned shop. I am so sorry to see this, but I fully support the application." Councillors were told that the Lamb Inn in Clandown closed on New Year's Eve and its future remains uncertain.

Next councillors looked at application, 21/05698/FUL the application for the conversion of the Hope House Surgery at 10 The Street, Radstock, into eight flats.

Cllr Bruce Shearn who led the planning meeting said : " This is overdevelopment, pure and simple. My proposal we would like to see somewhere in the region of six flats... " He pointed out to the meeting that it was not just the flats themselves, it was the number of parking spaces they were allocated. "We are looking for ecological answers to what they are doing on site, with our stated commitment to a net zero carbon town this application does not fit at all."

Councillors agreed to refuse the application with the recommendation that any application is put at a maximum of six flats.

They passed an application made for renovations and works at Rosemount Ham Hill , (21/05112/FUL) , which included the removal of large tarmac area, fishpond, and stone retaining wall at the front of the property. In the application it was stated that much of this stone work at the front of the house is falling apart and there will be new railings and steps installed at side of house and the existing steps will be replaced.

Also passed, an application for tree works ( 22/00051/TCA) on the Ammerdown Estate which includes clearing telephone lines from the trees.

Councillors agreed to application 22/00050/TCA for the removal of two large Poplar trees at 62 Lower Whitelands, which is a Conservation Area.

There was unanimous approval for the application 21/05542/FUL for a customer ramp at Radstock Delivery Office on Fortescue Road.

The meeting of the Radstock Town Council planning committee also had an update and details on how the Walnut Building re build is progressing.

Under application 21/05557/FUL the housing association in charge Curo has applied for the latest stage of work, and details on the garage blocks up on the site at BA3 3JL.

Councillors, who were told are going to meet Curo on February 10 to discuss the site, asked the public to be in touch if they have some strong ideas of what they might like to see within the development plans, praising Curo for being responsive and amenable.

Curo has an application for the site for which is described as an Affordable Housing development of 32 new dwellings comprising a mix of 1 and 2 bedroom apartments and 2 and 3 bedroom houses, parking and landscaping.

A presentation last year to residents of the outline plans, was broadly welcomed, with many positive comments about the details provided in the autumn on plans for the site.

" Anything there is better than nothing, " said Cllr Chris Dando, " However it is a bit of a hotch potch. So I would suggest a bit more work on the proposed materials, and how the finishes fit in with the buildings around there in what is an historic area (of Radstock) I totally support the application, but they just need to do a little bit more to see how it fits in locally."

Cllr Bruce Stearn agreed adding: " When they put forward the plan I thought this is 80 per cent good, and I know that we will never get 100 % of what we want. But I think we can work with Curo to make it up to 90 %. But Curo should be commended for being responsive and amenable. "

There was one more application (22/00119/FUL) for 14 Princes Street Clandown for a first floor rear extension. Councillors said as a late application they would make a ruling once the site had been visited.
